Listed below are updates from the Toronto Real Estate Board (TREB)  on the resale home market in Toronto for 2006 to date. Included here are Toronto real estate market trends, average home prices and detail analysis. Each month, a different specific neighbourhood of Toronto or the GTA is highlighted. Current Greater Toronto Real Estate Market Trends 

 

September 2008 -Covers East York Real Estate Market Trends

In the first nine months of 2008, 1,017 sales have been recorded in East York (E03). These 1,017 sales averaged $370,622, up six per cent over last year’s $348,881.Detached homes averaged $437,724, up eight per cent over the $404,314 price recorded during the first nine months of 2007. Semis averaged $412,378, up six per cent from the $388, 595 recorded during the January to September 2007 period.

 

August 2008 -Covers Rosedale Real Estate Market Trends

In Rosedale (part of C09) there have been 29 sales recorded this year. All 29 sales were of detached homes, which averaged $2,336,472. This is up six per cent from the $2,203,457 recorded during the first 8 months of 2007. 

 

July 2008 -Covers North York Real Estate Market Trends

In the first seven months of 2008, North York (C04,C06,C07, and C12 through C15) has seen 4,129 sales, down 19 per cent from the 5,115 recorded during the January to July period of 2007. The price averaged $500,109, up two per cent over the $488,663 recoded during the comparable period last year. June 2008 -Covers Etobicoke Real Estate Market Trends

Etobicoke has seen 2,356 sales thus far in 2008, down 14 per cent from the 2,734 recorded during the first six months of last year. The average price was $406,197, up two per cent from the $399,525 recorded during the earlier time-frame.

 

May 2008 -Covers Brampton Real Estate Market Trends

Sales for Brampton thus far in 2008 totalled 3,254, down 10 per cent from 3,602 recorded during May of 2007. Of these, 1,774 were detached homes which averaged $367,116, a three per cent increase over the $354,834 recorded during the January to May period of 2007. In addition, 719 semis were transacted in Brampton so far this year, averaging $287,972, up five percent over 2007.

 

April 2008 -Covers Markham Real Estate Market Trends

There have been 1,172 sales in Markham (N01, N10, N11) during the first four months of 2008, with an average price of $453,630. March 2008 -Covers The Beaches and Riverdale Real Estate Market Trends

In the first quarter of 2008, TREB Members sold 153 houses in The Beaches (E-2) for an average of $542,362, up 17% over the three month average in 2007 of $461,311. Riverdale (E-1) saw 173 sales averaging $438,453, up 13% over the $389,001 recorded during the same span last year.

 

February 2008 -Covers Unionville Real Estate Market Trends

Of the ten sales recorded within Unionville (part of N11) in Markham so far this year, 7 were detached homes which sold for an average of $623,971. January 2008 -Covers Missisauga Real Estate Market Trends

There were 647 sales in Mississauga this January, a decline of three per cent over the first month of 2007. The average price came in at $339,655, a one per cent increase over the same time-frame last year. Of these sales, 196 were of detached homes which averaged $516,190, up eight per cent over January '07.

December 2007 -Covers City of Toronto

The City of Toronto (E-1 to E-11, W-1 to W-10, and C-1 to C-15) recorded 39,052 sales in 2007, up 13 per cent over the 34,404 recorded in the previous year. Prices averaged $415,041, up 10 per cent over 2006.

 

November 2007 -Covers Orangeville

In the first 11 months of 2007, the town of Orangeville has experienced 679 sales, up 21 per cent over the same time-frame in 2006. The average price is $282,313, up eight per cent over the $261,234 recorded to November of last year. Detached homes formed the bulk of sales in Orangeville (488), and averaged $314,648. This is up seven per cent over last year.

 

October 2007 -Covers Agincourt

Within Agincourt (parts of districts E05 and E07) the dominant resale house types are detached and semi-detached units. So far this year detached homes averaged $376,047, up one per cent over the same time-frame in 2006. Semis averaged $313,337, a six per cent increase over the $295,800 recorded for the first ten months of 2006.

 

September 2007 -Covers East York

To date in 2007, there have been 1,136 sales in East York (E03), a six per cent increase over last year. Of these, 588 were detached homes which averaged $404,314, an 11 per cent increase over the $363,458 recorded during the first nine months of 2006. In addition, 252 semi-detached homes changed hands for an average of $388,595, up ten per cent over the same time last year.

 

August 2007 -Covers Rosedale

There have been 100 total residential sales within Rosedale (part of C09) this year for an average of $1,208,414, up four per cent over the first eight months of 2006. Of these 34 were detached homes, which averaged $2,203,457. This is up four per cent over the $2,087,600 recorded during
the same time last year.

 

July 2007 -Covers North York

There were 5,115 sales in the North York area (C04,C06,C07, and C12 through C15) during the first seven months of 2007, up 12 per cent over the 4,583 sales recorded during the same time-frame in '06. The average price came in at $488,663, a five per cent increase over last year.

 

June 2007 -Covers Etobicoke

In Etobicoke (W-6 to W-10) there have been 2,734 sales to date, up 13 per cent over the January to June period of 2006. The average price was $399,525, up four per cent over the $383,220 recorded during that earlier time frame.

 

May 2007 -Covers Brampton

Year-to-date sales in Brampton have reached 3 ,620, up 10 per cent over the 3,296 sales recorded to May of last year. Of these, 2,038 were detached homes, which averaged $354,834, a four per cent increase over the first five months of 2006. Another, 749 transactions involved semi-detached homes, which sold for an average of $273,979, up three per cent over the same time one year ago.

 

April 2007 -Covers Markham

Markham (N01, N10,N11) has seen 1,433 sales during the first four months of this year for an average price of $417,818. This is up four per cent over the $403,229 recorded to the same period in 2006.

 

March 2007 - Covers The Beaches & Riverdale

During the first three months of 2007, TREB Members recorded 215 sales in The Beaches area (E-2) for an average price of $461,311, up one per cent over the 2006 threemonth total of $454,495. Detached homes sold for $565,060, andsemis averaged $419,234. Riverdale (E-1) saw 216 sales during the same time-frame; detached homes averaged $436,091, up 12 per cent from the 2006 figure of $390,388.

 

February 2007-Covers Unionville

So far this year, 10 of the 14 sales in Unionville (part of N-11) were of detached homes. These averaged $641,390, up 22 per cent over the $523,188 recorded during the first two months of 2006.

 

January 2007- Covers Mississauga

In January, Mississauga (W12-W20) recorded 667 sales, a 10 per cent increase over the 2006 total for the same month. The average price was $335,252, up 10 per cent over the $305,464 recorded during January of 2006. In addition, there were 219 sales of Detached homes in the Mississauga, which averaged $478,889, a seven per cent increase over the same time period last year ($448,889).

 

December 2006 -Covers City of Toronto

With 34,404 sales recorded in 2006, the City of Toronto (E-1 to E-11, W-1 to W-10, and C-1 to C-15) saw its most active resale market, up one per cent over the 33,963 recorded in 2005, the previous best-ever performance. Meanwhile, the average price rose five per cent to $378,775.

 

November 2006 -Covers Orangeville

Thus far in 2006, 559 sales have been recorded in the Town of Orangeville (W29) for an average of $261,234, a five per cent price increase over 2005. The majority of homes sold in the area were single-detached (422), which averaged $293,480, and semi-detached (79), which averaged $203,278.

 

October 2006 -Covers Agincourt

The dominant house-types within Agincourt (parts of E05 and E07) are detached and semi-detached homes. Detached homes currently average $372,049, a three per cent increase over 2005. With semis, the 2006 average is $295,800, up six per cent over the first ten months of last year. 

 

September 2006 -Covers East York

To the end of September of this year, East York (E03) has seen 1,072 sales, down five per cent from the 1,131 recorded during the first nine months of 2005. Of this total, 529 were detached homes which sold for an average of $363,458, up five per cent over the $345,117 recorded during the same time period last year. There were also 268 semi-detached houses sold, for an average of $351,746. This is a seven per cent increase over the $329,546 sold between January and September in 2005.

 

August 2006 -Covers Rosedale

Within Rosedale, there have been 116 properties sold to-date in 2006, for an average of $1,163,804. Of these, 44 have been detached homes, which averaged $2,087,600. This is a one per cent increase over the $2,072,854 recorded during the same time-frame in 2005.

 

July 2006 - Covers North York

North York (C04, C06, C07 and C12 through C15) saw 4,583 homes change hands over the first seven months of 2006. This is a four per cent increase over the 4,412 transactions recorded during the same period of 2005. The year-to-date price average for the area at the end of July was $463,019, up three per cent from last years average of $449,100.

 

June 2006 - Covers Etobicoke

Etobicoke (districts W-6 to W-10) has been 2,413 sales to-date in 2006, up one per cent from the 2,379 recorded from January to June of 2005. The average price climbed seven per cent to $383,220 from last year's $357,070..

 

May 2006 - Covers Brampton

Brampton (W-23 and W-24) has seen ,296 sales during 2006, up marginally from the 3,292 recorded to the same time last year. The majority of re-sales in this area were of detached (1,837) and semi-detached (731) houses. The average for detached was $341,585, a seven per cent increase over 2005; the average for semis was $265,103, up five per cent over 2005.

 

April 2006 -  Covers Markham

So far in 2006, TREB Members have recorded 821 sales in the Markham area (N11), up eight per cent over the 757 sales recorded in the first four months of 2005. Of these, 451 were of detached homes, which averaged $482,576, a five per cent increase over 2005. In addition, 126 sales were of Attached-Row Houses, which transacted for an average of $306,769.

 

March 2006 - Covers The Beaches

The Beaches (E-2) experienced 226 sales in the first three months of 2006 for an average price of $454,495, up 10 per cent over 2005's $411,203 first quarter figure. Detached homes in The Beaches averaged $615,780 and semis $408,898. Riverdale (E-1) recorded 224 sales during the same time-frame, up 15 per cent over the January to March period of 2005. Detached homes averaged $390,388.

 

February 2006 - Covers Unionville

All of the 17 sales recorded this year in Unionville (within N-11) were detached homes (mostly two-story), and averaged $523,188, up one per cent over the $517,633 recorded during the first two months of 2005. Prices ranged from $320,000 to about $750,000, and average DOM was 34 days.

 

January 2006 - Covers Mississauga

Mississauga(MLS districts W12 to W20) had 608 sales in January, upseven per cent over the figure recorded in January of 2005. These sales averaged $305,464, a two per cent increase over last January. Breaking down the total, there were 201 sales of detached homes, which averaged $448,889; there were 171 sales of condominium apartments, and the average for these was $193,481. 

 

December 2005  - Covers City of Toronto

In 2005, the City of Toronto(E-1 to E-11, W-1 to W-10, and C-1 to C-15)saw 34,366 single-family dwelling sales, up one per cent over the 33,963 sales transacted in 2004, and the best annual performance for the city ever recorded. The average price of these sales was $361,055, a 10 per cent increase over the previous figure of $326,514.
