Benefits Of Setting A Correct Home Asking Price as a Seller

  1. A proper home listing price results in a faster sale, because it is exposed to more qualified buyers.
  2. Your property doesn't lose "marketability."
  3. If an asking price is closer to actual market value, offers will be higher.
  4. A proper listing price can generate competing offers (i.e. multiple offers).
  5. Agents will be enthusiastic about showing your property to buyers.

 

My advice to clients is not to forget this simple truth:

  • Available comparable listings in your area give some indication of what Toronto buyers might be able to pay.
  • Expired listings (i.e. listings that were not able to be sold at their asking price) give an idea of what buyers will not pay.
  • Recently sold prices of comparable listings give some idea of what buyers are willing to pay.
  • The longer a property remains on market without being sold, buyers & agents question what is wrong, further reducing interest.

 

Put simply, an overpriced listing sells other listings by making them more attractive. A vendor should not get emotional about a sale. All that matters are facts. Leave emotion to buyers.
