The Willowdale Neighbourhood is situated north of Highway 401 and south of Finch Avenue. Its western boundary is Bathurst Avenue and its eastern boundary is Bayview Avenue. It's the neighbourhood most probably associated with North York in the public's mind. Along Yonge Street, it is home to North York Civic Centre, glossy new condo buildings, multi-ethnic restaurants, Government and corporate offices, shopping plazas (Sheppard Centre), and a Theatre. East of Yonge, apart from the aforementioned highrise condos, there are more retail and office complexes along Sheppard Avenue, and older bungalows mixed with brand new premium priced detached, semi-detached and townhouse infill developments. West of Yonge has seen less development over the past 10 years, and one finds older two storey homes and bungalows interspersed with apartment buildings.

Willowdale Real Estate: The area close to Yonge Street in particular is attractive to builders and wealthy home buyers, who purchase smaller bungalows on relatively large lots to demolish them and create custom luxury homes. Prices in this area vary as expected, but the fact is this area is not cheap. In general, 1 bedroom condos along Yonge Street can be purchased in the $220K range. 2 bedroom condos are closer to $300K. Older 3 bedroom bungalows vary depending on lot size, but range from $380K up to about $600K. Newer townhomes start from over $550K. Newer detached start from close to $700K.

Schools:  Earl Haig Secondary School, Claude Watson School for the Arts, McKee Public School, Hollywood Public School, Avondale Public School, Avondale Alternative E & S, Churchill Public School, Willowdale Middle School, Finch Public School, Yorkview Public School, 

Restaurants: Numerous ethnicities are represented on the culinary front, including Japanese, Korean, Chinese, Indian, Italian etc. along with the large food chains and friendly neighbourhood pubs

The Bayview Village Neighbourhood is situated north of Highway 401 and south of Finch Avenue. Its western boundary is Bayview Avenue and its eastern boundary is Leslie Avenue. It's a high income area, historically comprised of mainly detached & semi-detached homes, along with some luxury executive townhouses along Bayview Avenue and some more affordable townhouses along Leslie Street. In demand apartment complexes along Bayview Avenue & Sheppard Avenue complete the profile. More recently, developers have started building high-rise condominiums along Sheppard Avenue, most notably, Daniels Corporation's New York Towers (now a North York Landmark) and Concord Adex's Concord Place. It is also home to one of the city's most upscale malls, Bayview Village, the YMCA, and IKEA, as well as the East Donlands Park area with its beautiful & scenic ravines

Bayview Village  Real Estate: As mentioned, the Bayview Village neighbourhood is 'prized' Toronto real estate, and has always been in demand as a result of location and the prestige of Bayview. Unlike Willowdale, however, there is less custom infill here, and most of the homes are older. They range from simple two storey homes to bungalows & contemporary styles, mainly with large private lots.  The recent condo developments in the area mark a shift, and to some an unwelcome change in density in what was previously a quiet area. The primary reasons for this increased building are the advent of the Sheppard Subway. 1 bedroom condos along Sheppard Avenue can be purchased in the $220K range. 2 bedroom condos are closer to $300K.
