The Bayview Village Neighbourhood is situated north of Highway 401 and south of Finch Avenue. Its western boundary is Bayview Avenue and its eastern boundary is Leslie Avenue. It's a high income area, historically comprised of mainly detached & semi-detached homes, along with some luxury executive townhouses along Bayview Avenue and some more affordable townhouses along Leslie Street. In demand apartment complexes along Bayview Avenue & Sheppard Avenue complete the profile. More recently, developers have started building high-rise condominiums along Sheppard Avenue, most notably, Daniels Corporation's New York Towers (now a North York Landmark) and Concord Adex's Concord Place. It is also home to one of the city's most upscale malls, Bayview Village, the YMCA, and IKEA, as well as the East Donlands Park area with its beautiful & scenic ravines

Bayview Village  Real Estate: 

As mentioned, the Bayview Village neighbourhood is 'prized' North York real estate, and has always been in demand as a result of location and the prestige of Bayview. Unlike Willowdale, however, there is less custom infill here, and most of the homes are older. They range from simple two storey homes to bungalows & contemporary styles, mainly with large private lots.  The recent condo developments in the area mark a shift, and to some an unwelcome change in density in what was previously a quiet area. The primary reasons for this increased building are the advent of the Sheppard Subway. 1 bedroom condos along Sheppard Avenue can be purchased in the $220K range. 2 bedroom condos are closer to $300K. Older 3 bedroom bungalows vary depending on lot size, but range from $380K up to about $600K. Newer townhomes start from over $550K. Newer detached start from close to $700K.
